Jumbo Loans

Financing for homes above the conforming loan limit. Full-documentation and alternative-documentation jumbo programs from multiple lenders.

What to expect with a jumbo loan

Jumbo loans aren't backed by Fannie Mae or Freddie Mac, so each lender sets its own rules. Comparing lenders matters more here than almost anywhere else.

Stronger credit

Many programs look for 700+, with the best pricing at 740 and up.

Cash reserves

Lenders often want several months of payments in savings after closing, sometimes 6–12 months.

Larger down payment

Commonly 10–20%, depending on the loan amount and property type.

Detailed appraisal

Higher-value homes get closer review, and very large loans may need two appraisals.

Fixed or adjustable

30-year fixed and adjustable-rate options, including interest-only on some programs.

Alternative documentation

Self-employed jumbo borrowers can qualify with bank statements through non-QM programs.

Common questions

What is the jumbo loan limit in my county?

A loan is jumbo when it exceeds the conforming loan limit set each year by the FHFA. High-cost counties like Ventura, Santa Barbara and Los Angeles have higher limits than most of the country, and Kern uses the standard limit. Ask us for this year's exact number for your county.

How much down do I need for a jumbo loan?

Often 10–20%, depending on the loan size, your credit and whether it's a primary home, second home or investment property.

What credit score do jumbo lenders require?

Many jumbo programs look for 700 or higher, and the best pricing usually starts around 740.

Can I get a jumbo loan if I'm self-employed?

Yes. Non-QM jumbo programs can use bank statements or other alternative documentation instead of tax returns.
