What is a DSCR loan?

DSCR stands for debt service coverage ratio. It compares a property's monthly rent to its monthly payment, including principal, interest, taxes, insurance and HOA dues (PITIA).

DSCR = monthly rent ÷ monthly PITIA

If a property rents for $3,200 and the payment is $2,900, the DSCR is 1.10. Anything at 1.0 or above means rent covers the payment.

What DSCR do I need to qualify?

Many programs look for 1.0 or higher, meaning rent covers the full payment. Some lenders allow ratios below 1.0 with a larger down payment or stronger credit.

Do DSCR loans require tax returns?

No. Qualification is based on the property's rental income, so personal tax returns, W-2s and pay stubs generally aren't required.

How much do I need to put down?

DSCR loans typically require 20–25% down on a purchase. Refinances work off the property's current value.

Can I use a DSCR loan for a short-term rental?

Some programs accept short-term rental income, usually documented with booking history or a market rent analysis. Ask us which lenders are currently offering it.

Can I close in my LLC?

Yes. DSCR loans are commonly closed in an LLC or other business entity.
