Fix & Flip Loans
Short-term financing for investors buying, renovating and reselling in Ventura, LA, Santa Barbara and Kern counties. Approval is built around the deal and the after-repair value.
How fix & flip financing works
Also called hard money or bridge loans. Terms vary by lender and by your experience; these are the features most programs share.
Short term
Loans usually run about 12 to 24 months, long enough to renovate and sell.
Interest-only payments
Keeps your monthly carrying cost low while the property isn't producing income.
Purchase plus rehab
Many programs finance part of the purchase and the renovation budget, capped at a percentage of the after-repair value (commonly 70–75%).
Deal-based approval
The property and your plan matter more than your W-2 income.
Fast closings
Designed for investors competing against cash offers.
Name or LLC
Most investors close in an entity to separate the project from personal assets.
What you'll need
- Signed purchase contract
- Scope of work and renovation budget
- Comparable sales supporting the after-repair value (ARV)
- Your track record: list of past projects, if any
- Proof of funds for down payment, closing costs and reserves
- LLC or entity documents, if closing in an entity
Common questions
Can I get a fix and flip loan with no experience?
Some lenders work with first-time investors, usually with a larger down payment or lower leverage. Every completed project improves your terms on the next one.
How fast can a fix and flip loan close?
Much faster than a traditional mortgage because approval is based mainly on the property and the deal. Once the file is complete, closings often happen in a couple of weeks.
How is the rehab money paid out?
Renovation funds are usually held back and released in draws as work is completed and inspected, so you'll want enough cash to front each stage.
What if I decide to keep the property as a rental?
You can often refinance out of the short-term loan into a long-term DSCR loan based on the property's rental income.
